This fully fitted and furnished apartment enjoys a good room layout and is situated on the ground floor of a detached house in the Querenburg area of Bochum. The apartment has its own entrance. Non-smoking property. As well as two bedrooms, there is a bathroom and separate guest WC, a spacious living room with partitioned dining area, a kitchen with dining table and chairs and a wonderfully laid out garden terrace. You also have shared use of a 7m x 7m swimming pool in the garden. Ruhr University and the Unicenter shopping mall are both only five minutes’ walk away. Universitätsstraße, the A448 motorway and the city centre are all just a short drive away. The Lennershof underground rail station is 500 metres away, and offers a direct, fast link to Bochum’s main rail station. On-street parking in the direct vicinity (quiet cul-de-sac).
The rent has been calculated on the basis of occupancy by two people. If occupied by more than two people, the rent increases by €185 per person. The rent already includes a flat rate for the cost of the gas heating. Should the energy provider increase its prices, the property owner reserves the right to also proportionately increase the flat rate rent. You are responsible for paying for your private electricity use. Cleaning of the apartment by arrangement.
We have not yet received a copy of the energy certificate from the property owner, but it has been requested.

Ausstattung

Living room with large corner seating area and TV, as well as floor-to-ceiling windows offering a view of the garden and providing access to the furnished balcony terrace. The dining area is partially behind a partition, and offers a dining table with four chairs and a display cabinet. Bedroom with double bed, bedside tables and spacious five-door wardrobe. The bathroom features light-coloured tiling and has a window, shower, bath, WC and washbasin. Separate guest WC, in which you will also find the washing machine, dryer and cleaning utensils. Guest room or children’s room with up to two single beds and wardrobe. The dining kitchen features fitted units, including a dishwasher. It also offers a dining table with chairs and a lovely view of the garden. Internet access available upon request.

Lage

Querenburg
The most important institution in this district is the Ruhr University Bochum, with its 43,000 students. The university enjoys an excellent academic reputation, and thanks to its importance has become an indispensable part of the region. Situated to the north-east of the university is the residential area Hustadt. Not far from the university can be found the Bochum University of Applied Sciences, as well as the technology park development project. South-east of all this, on the slopes of the Ruhr, Querenburg has lots to offer in terms of landscape, too. Heveney is home to Querenburg marina. The residential areas in the north-west are extremely varied, offering a range of different sizes and designs. Transport connections: Access road to Nordhausenring (southern part of the outer ring road), U35 underground rail towards Bochum city centre and Herne. The buses nearby take you to other districts of Bochum and to Witten.
