The Schlüterstraße underground rail station is only around 250 metres away, as are the headquarters of the wholesalers Metro AG. The headquarters of the Douglas chain of shops are around 12 minutes’ walk away. Two supermarkets (REWE and EDEKA) are within five minutes’ walk away.
The rent already includes service charges and heating costs. You are responsible for arranging and paying for electricity under your own name.
There is a bicycle cellar in the building.
We have not yet received a copy of the energy certificate from the property owner, but it has been requested.

The dining area is furnished with a table and two chairs. Next to this is the compact kitchen. The fitted kitchen is equipped with a ceramic hob with extractor hood, oven, fridge, tableware and cooking utensils. The living room provides storage space for clothing etc.
The compact separate sleeping area offers a bed (1.20m wide), a bedside table and lamp. There is also a bathroom with bath and shower attachment, as well as a washbasin. In the entrance hall you will find a coat rack, mirror, chest of drawers and a shoe rack.
A coin-operated washing machine and dryer are in the building’s laundry cellar. There is also a lift.
If required, a parking space in the underground garage can be rented for €80 a month. There is also a bicycle cellar.

Grafenberg: Even though the racecourse and Rochusclub tennis complex are not directly in Grafenberg, it still benefits from those attractions.
Strictly speaking, Grafenberg lies at the foot of the Grafenberger Wald woods. It benefits from good infrastructure as well as the shops around Staufenplatz.
And on the subject of Staufenplatz: When the (large) circus is in town, this is where the tents are pitched. It is also regularly home to spectacular shows and popular open air attractions. The well-attended Easter fair and associated shooting competition has become a tradition.
Nearby, the Jan-Wellem-Quelle spring splutters on the slopes of the Grafenberger Wald. Although previously dried out, it has now been opened up again and is located in the grounds of an old people’s home. Along with the surrounding park, planned by the great garden designer Maximilian Weyhe, it is an attraction of the area.
