Each apartment must be assessed individually in terms of suitability and expected return on investment. Please feel free to contact your local HomeCompany agency for an objective and informed assessment.
A furnished apartment should be fully equipped. The professionally mobile tenant usually travels with his private things in 1-2 suitcases, so all other items of daily use should be present. This includes the complete furniture and kitchen equipment as well as linen (bedding, bed linen and towels) and technical equipment. Washing machine and dishwasher should be available if possible. Internet access is now often a prerequisite for renting.
The evaluation criteria for a furnished rental are usually different from those in a permanent rental, as the requirements of the target group of business tenants differ significantly from those of long-term tenants. Taking all criteria into account, we work with you to determine the fair market rent for your apartment and recommend the appropriate leasing strategy. The tenants are mostly nationally and internationally professionally mobile employees, business people and companies who rent an apartment for a certain period of time for a project work or when starting a new job in your city.
In personal contact we check the background and seriousness of the apartment search already in the first contact with the interested party. All applicants are properly registered with us and are routinely checked via a SCHUFA inquiry* at the latest before the lease is signed. If this is not possible, proof of earnings will be obtained.

The basis for a good and secure lease is the targeted selection of a suitable and solvent tenant. We check the prospective tenants for you in a proven standardized procedure, in which the credit check is only the last step when the lease is signed.
The deposit provides additional security for you in the event that damage should nevertheless occur. Even beyond the amount of the deposit, the tenant is liable for any damage caused by actions beyond normal use. HomeCompany PROTECT*, our special insurance for furnished rentals, closes insurance gaps if the tenant’s liability insurance does not cover damage.

You decide for how long you want your apartment to be rented out on an ongoing basis and specify the minimum and maximum rental periods. According to your specifications, we recommend your apartment specifically to interested parties who meet your general conditions.
We will prepare a lease contract for you that is individually tailored to your apartment, which we will have continuously adapted to the relevant tenancy law jurisdiction by our legal advisors.
