Protecting their home against burglary and theft is a central concern for property owners and tenants. According to the German Property Federation (IVD), the reform of the German Condominium Act (WEG) makes it easier for property owners to implement structural burglary-protection measures. A simple majority resolution at the owners’ meeting is sufficient to approve measures such as secure entrance doors or window grilles.
Number of burglaries rises again
Recent trends in burglary crime show how important effective protection against intruders is. Since the coronavirus restrictions ended in 2022, the number of residential burglaries has returned to the high levels seen before the pandemic. According to police figures, the number of residential burglaries rose by 18.1 per cent in 2023 to around 77,800 cases in total. In addition, there were around 100,000 further thefts from basements, laundry rooms and lofts. Germany’s insurance industry puts the value of losses in 2023 at 340 million euros, an increase of 70 million euros. At 3,500 euros per burglary, the value of losses reached a new high.
IVD spokesperson Stephen Paul says: “Both tenants and owners benefit from suitable countermeasures: tenants and owner-occupiers gain greater security, while landlords protect their residents and increase the value of their property.”
Which measures protect against burglary?
- Motion sensors and lighting: well-planned lighting is one of the best deterrents against burglars. Automatic lighting systems that can immediately frighten away intruders are particularly effective.
- Secure windows and doors properly: a tilted window is like an invitation to burglars, who can open it silently within seconds. Always make sure that windows are closed. Mechanical locks such as security bars offer additional protection.
- Raise and lower shutters – but follow a routine: closed shutters not only keep out prying eyes, but also make it harder for burglars to reach windows. Remember to leave shutters open during the day and close them at night to give the impression that you are at home. If you are on holiday, neighbours or friends can do this for you to make the home appear occupied.
- Modern technology: magnetic contacts and smart motion sensors: innovative technologies such as magnetic contacts can monitor windows and doors by reporting tilting, vibration or opening. Motion sensors with a camera can determine whether they have detected a person, an animal or a bush.
- Identify weak points: check basements and side entrances. Basement doors and side entrances are often less well secured. Reinforce them with high-quality cylinders, security bars and robust locking systems. Remember to bring garden furniture indoors so that it cannot be misused as a climbing aid.
